A land title is not a site survey
Ownership documents, cadastral boundaries and physical occupation answer related but different questions. A title or search may describe a legal interest, while a boundary opening or cadastral survey by an appropriately qualified professional helps identify the parcel on the ground. Fences, hedges and neighbour assumptions are not reliable substitutes. Resolve material discrepancies before paying for a design that may not fit.
Due diligence may involve the relevant land registry, local authority, survey records, access rights, easements, caveats and planning constraints. The correct steps depend on tenure and location, so buyers should obtain current professional and legal advice rather than treating a checklist as a guarantee. A surveyor should explain the coordinate reference, evidence used, any missing marks and limitations of the assignment.
Topography shapes both design and cost
A topographic survey records levels and visible features needed by the architect and engineers. It may include buildings, roads, drainage, trees, walls, power lines, water points, rock outcrops and neighbouring features close to the boundary. Spot levels and contours reveal the direction water moves and how much cutting, filling, retaining or stepped construction may be needed.
Ask the design team to define the survey extent and detail before fieldwork. A few points around the proposed house are rarely enough to understand the route from roof and yard to a lawful outfall. Connecting-road levels matter for driveway gradient and flood risk. Dense vegetation, steep land or a large parcel may require different methods and time from a small open plot.
Turn survey data into coordinated decisions
- Confirm boundaries and required setbacks before fixing the building footprint.
- Locate known easements and utilities; investigate uncertain services before excavation.
- Coordinate finished-floor level with road, compound and drainage levels.
- Retain important trees and natural flow paths where the design requires them.
- Check that vehicles, pedestrians and emergency access can work on the actual slopes.
- Share one approved survey and coordinate system across architecture, structure and services.
Digital files are useful, but issue-controlled drawings and a signed survey deliverable remain important. A designer should not silently move or scale imported survey information to make a concept fit.
Set out and verify before concrete
Once approvals and construction information are in place, the surveyor establishes site control and sets out grid lines, corners or other design references. The contractor protects offsets that remain usable after excavation. Before foundations are cast, responsible team members check position, dimensions, orientation, setbacks and levels against the current drawings.
Further checks may be needed for columns, walls, drainage, external works and property connections. At completion, an as-built survey can record what was constructed for handover or authority requirements. The cost of proper surveying is visible at the beginning; the cost of skipping it can appear later as boundary conflict, unusable drainage, excessive earthworks or a building set at the wrong level.
When comparing survey quotations, check scope rather than the total alone. Ask whether cadastral work, topography, neighbouring features, utility observations, travel, authority searches, setting-out visits and digital files are included. Confirm the expected accuracy and delivery format. A low quote for a few corner points is not equivalent to the coordinated information needed to design levels, drainage and construction.
Ask for a pre-field briefing and a post-survey walk-through so the design team understands limitations before drawing.
